Integrated implementation of
power supply, lighting,
building management,
security and SCS systems
in the new A+ class business center of
Avtodoc Ukraine, Odesa

Autodoc Ukraine LLC is the Ukrainian representative office of the German company AUTODOC GmbH.

 

In July 2021, the Odesa office of the Avtodoc Ukraine company was opened, designed for 1,000 people.

Our goal in this project was to offer optimal engineering solutions for:

  • the most comfortable work of the business center;
  • energy efficiency and optimization of performance indicators;
  • ensuring “invisibility and freedom” from cables, network extenders, and patch cords at workplaces;
  • innovative transformation from classical solutions with lighting switches to digital solutions;
  • centralized intelligent climate control;
  • screening system automation for measuring the temperature of visitors.

The scope of work:

  • development of concepts and technical specifications;
  • development of design solutions and design documentation;
  • performance of installation works on site;
  • production, supply, and installation of equipment;
  • development of SCADA for the building management system;
  • performance of commissioning works;
  • preparation of as-built documentation;
  • warranty and service maintenance.

During the construction of the business center, engineering and installation work was carried out in the following areas:

  • electrical solutions (ES);
  • building management system (BMS);
  • structured cabling system (SCS);
  • security systems (video surveillance, access control and burglar alarms).

Electrical Solutions

The power supply system is implemented based on energy-efficient solutions with a high level of reliability – EcoStruxure Power by Schneider Electric.

 

The main power supply of the facility is provided by two input-metering-distribution boards with an automatic transfer device, with two (LVDB-1) and three (LVDB-2) incomers. Two incomers from a transformer substation and a third from Generac gas generator for 80 kVA with an automatic transfer device based on the Modicon M251 controller.

 

An uninterruptible power supply (UPS) – APC Easy UPS 3M 60 kVA was used for guaranteed power supply.

 

Individual floor switchboards based on the Prisma G, Pragma, and Spacial SF enclosures from Schneider Electric with Compact NSX and Acti9 series protection devices were installed to distribute power to consumers.

 

ÖLFLEX series by Lapp power cables were used for electrical networks. Cable lines were installed in perforated and mesh trays by OBO Bettermann.

 

The working grounding system, a separate functional grounding system for IT equipment, as well as the lightning protection system of the building is entirely made from the materials of the OBO Bettermann company.

 

The Customer’s task to make an office “without network extension cords and patch cords under the tables” was realized using a two-section OBO Bettermann box with installed electrical accessories.

Building Management System (BMS)

The system is implemented based on an open innovative building platform – EcoStruxure Building by Schneider Electric.

 

Integrated the following systems:

  • power supply system (ASP boards, story boards, UPS, HPPs);
  • lighting system (beautification, facade, public areas, and open office);
  • sun protection system (internal: public areas and open office; external – pergolas);
  • HVAC systems (public areas and open offices):
    • VRV air conditioning;
    • supply and exhaust ventilation;
    • floor convectors;
    • water and electric floor heating;
  • system of protection against leaks (heads bathrooms);
  • heating system (gas furnaces and ITP);
  • domestic drinking water supply system (pumping station);
  • transport system (elevators).
 

Implementation in public and open office areas of lighting, sun protection, and climate control without local switches and thermostats automatically.

Lighting control

Lighting control is carried out by combined Tridonic presence/light sensors of the MSensor G3 series using the DALI-2 protocol. This solution allows you to adjust the comfortable level of illumination for each table individually and maintain it automatically.

 

Automatic control of interior blinds is implemented using the Luft WS10 weather station. Data on the direction of movement and brightness of the sun are considered.

SmartX Sensors carry out support for zone comfort temperature, humidity, and CO2 level via the Sensor Bus.

 

The core of the system is:

  • Enterprise Server software
  • SmartX Server controllers – AS-P
  • SmartX controllers of MP-C, RP-C series
  • SmartLink SB series controllers

Structured Cabling System (SCS)

The “passive” part of the system (fiber-optic and copper communication cables, components for telecommunication cabinets, and fittings) is comprehensively implemented based on Panduit solutions, which made it possible to obtain an extended warranty for 25 years. 

 

The core of the system is Cisco active equipment, which is mounted in HPE Enterprise 48U telecommunication cabinets.

Security systems (video surveillance, access control, and security alarms)

To ensure maximum reliability of operation, security systems are comprehensively implemented based on HikCentral solutions from Hikvision.

 

The following equipment is integrated into a single system:

  • IP video cameras with face recognition
  • IP turnstiles
  • IP controllers supporting biometric fingerprint authentication
  • IP security controllers.

 

Since the project was implemented during the Covid-19 pandemic, the tracking of employees with fever was implemented automatically using temperature screening terminals with face recognition installed on the turnstiles.
